The Rim Rock development is located off of FM 1826 in Driftwood, TX, about 5 miles southwest of SH 45 (at the end of MoPac). Perhaps it’s easier to use a more familiar reference point; it’s just 5 minutes northeast of the Salt Lick. If you’re looking for acre-plus lots with lots of trees, green space and Hill Country views, this is where you can find it.
The developer is John Lloyd, and Rim Rock opened in 2006. Lloyd, a long-time fixture in Austin real estate, is also well known for his part in developing high-end properties such as West Rim and Rob Roy.
The development spans just over 1,200 acres, and has 3 sections:
Phase 1, accessed by Arbor Canyon Pass Dr., has 249 home sites on 457 acres, with 57 acres of greenbelt (12%). Development density is 1.68 acres/lot. The section sits up above FM 1826. There is a main loop, Hawthorne Loop, with numerous culdesac streets. Homes are generally set back from the street and are oriented to take advantage of the various views. Lot sizes range from 1 to 2.5 acres.
Phase 2 can be reached by turning onto Sad Willow Pass and then onto Bluff Woods Drive from Hawthorne loop. This section has slightly larger lots, and is at higher elevations. There are 519 acres in this section, 265 home sites, and 104 acres of greenbelt (20%). Development density is 1.82 acres/lot. Lot sizes range from 1-5 acres.
Phase 3 has two entrances: Shelf Rock Road and Towering Cedar Dr. This section has 262 acres, 161 home sites, and 28 acres of greenbelt (10%). Development density is 1.52 acres/lot. The section is level with FM 1826, but has a dense covering of trees. This section also has fewer building restrictions than Phases I and II. For example, use of materials other than stone are allowed, and garages may face the street.
Phase 1 started as all custom homes. Today there are 3 production builders on site at Rim Rock: Mercedes Homes, Village Builders (Lennar) and Scott Felder. There are also lots for sale so people can bring their own builder. Rim Rock has deed restrictions and an architectural control committee that approves house plans.
Entry-level pricing for Rim Rock is the low-$300s. That would cover an acre lot in Phase 3. Prices go up from there. According to statistics from homes sold the past 12 months through the MLS in Rim Rock, price per square foot has ranged from $93.00 – $149.00.
The greatest amenities at Rim Rock are space and views. This is not a densely populated neighborhood. There are about 6 miles of hiking trails, and nearly 200 acres of greenbelt. There are no parks and no pool. Just elbow room, the wide blue sky and ample wildlife.
Nearly any kind of shopping is available within a 15-mile radius of Rim Rock. Travel northeast 5 miles on FM 1826 back to SH 45, and you are 10 minutes from Barton Creek Mall, and 15 minutes from Downtown.
The closest grocery shopping is the HEB at Escarpment Village, which also has 40 other smaller shops, and will soon be home to an Alamo Drafthouse movie theater and more retail. Another 3 miles down the road at William Cannon Drive is Costco, Target, Walmart, Randalls, and an upcoming Whole Foods.

1) On Feb. 1, 2000, John Lloyd bought 1,238 acres of land from “Little Mike’ Rutherford. His father, “Big Mike,” owned the entire Rutherford Ranch, which is 8000 acres on either side of Ranch Road 967 west of Buda.

3) Rim Rock’s street names were intended to be “ranchy.” Examples are “Low Liimb,” “Tender Valley,” “Bonnett Meadow,” and “Split Cedar”
